HOW SCORING WORKS
A steakhouse build-out is a hot HVAC lead, a fair electrical one, and nothing at all for roofing. One filing, eighteen verdicts. Pick a trade.
A two-level steakhouse build-out with a commercial kitchen is a full ventilation package: hood runs, makeup air, and exhaust routed through a building that was retail yesterday. Change of use means new load calculations, not reuse of what is in the ceiling now. Suspended ceilings on both levels give clean distribution paths, and a dining room at this finish level expects quiet supply air, which drives duct sizing decisions early. The new elevator core fixes the shaft locations, so the mechanical routing is being decided at plan check, not in the field. The record names no mechanical sub yet.
